GETTING CLIENTS ON THE SAME PAGE WITH PHOTOS
As we all know in Real Estate, the main goals are to help home owners sell their home for the best price and help buyers find a home that is perfect for them.
On the seller’s side, we try to generate as much interest as possible in the property being sold. One of the main ways and the first way we do this is with photos. In fact, with the power of the internet, the listing photos are THE FIRST SHOWING. I cannot state this enough. Studies show that 97% of home buyers first look at listings online.
Things to tell your seller to get them on the same page when it comes to photos:
1. VERY IMPORTANT! The photos online are the FIRST SHOWINGS. The best way to generate interest in their property is great photos. In turn, the sale price can potentially be higher with the increase in interest.
2. Use the Real Estate Photography checklist, which can be found on this website, to get the property photo ready. It is a great tool to use to get the seller knowing what they need to do to have great photos.
3. Let the seller know that the photographer cannot edit out things like a stain in the carpet, a hole in the wall etc. If they can take care of these types of things ahead of time, all the better.
4. Walk through the property with the seller and give them pointers on things they can do to improve the photos.
On the buyer’s side, we want great photos to show our buyers the potential a property can have to be their home. On rare occasions a buyer can envision a home with changes they may want to make, but most buyers see it as is. So, the photos of a de-cluttered, clean home can help in this aspect. Many buyers will pass up on the perfect home because of less than stellar photos they see online.
As a photographer, I am working more with the seller, but I want to help buyers find that perfect home as well.
